Acquisitions
We are currently seeking to expand our portfolio comprised of approximately 2,000 units of residential housing plus small retail/office complexes. We own properties in 5 U.S. states and manage the majority of what we own. Through our long term client base, we have the ability to close quickly and to close all cash. As brokers ourselves, we appreciate the opportunity and will protect you with the listing. If we purchase the asset, you will have first opportunity to re-list the property when it comes time to sell.
ACQUISITIONS CRITERIA

Value Added opportunities in Southern California. Preferably in San Diego County or Inland Empire.

Apartment complexes, small-midsized retail shopping centers, and small-midsized office buildings.

Assets in need of moderate capital expenditures: this includes, renovation/repositioning.

Purchase price typically $2 million - $15 million

Class A, B or C assets

As is value is higher than replacement costs

Properties constructed from 1950 to present.

In-fill locations with barriers to entry.
